1. Acceptance

These Terms govern your use of mexicomortgagehub.com (in English and Spanish) and our contact channels (the "Services"), operated by Creditaria Holding USA, Inc. under the Mexico Mortgage Hub brand. By using the Services you agree to these Terms.

2. Our role

Mexico Mortgage Hub is a mortgage brokerage: we help you find and apply for financing from banks and financial institutions in Mexico to buy property in Mexico. We are not a lender and do not make credit decisions. Approval, rates, fees, terms and conditions are set only by the lender. A pre-qualification is an estimate based on the information you give us; it is not an approval or a commitment to lend. Product information on this site is general and may change without notice.

3. Information you give us

You agree to give us true, complete and up-to-date information. If you apply for financing, you authorize us to share it with the lenders you apply to, as described in our Privacy Policy.

4. No advice

Content on the Services is general information and is not legal, tax, investment or financial advice. Buying property and borrowing in Mexico involve legal and tax considerations specific to foreign buyers; we recommend independent advice.

5. Communications

When you give us your contact information and ask us to contact you, we may reply by email, phone or WhatsApp about your request. Marketing messages follow our Privacy Policy; you can opt out at any time.

6. Acceptable use

No automated access or scraping without permission, no attempts to break security, and no unlawful, misleading or spam content.

7. Intellectual property

The site, its design, texts and logos belong to us or our licensors. You may use the Services for your personal use.

8. Third parties

Lenders, notaries, developers and other third parties act under their own terms and are responsible for their services; we are not responsible for third-party sites.

9. Disclaimers

The Services are provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties, including merchantability, fitness for a particular purpose and accuracy of the information.

10. Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages, or for decisions of lenders or other third parties. Our total liability for any claim related to the Services will not exceed USD $100.

11. Indemnity

You will indemnify us against claims arising from false information you give us or from your violation of these Terms.

12. Governing law and disputes

These Terms are governed by the laws of the State of Texas and applicable U.S. federal law. Disputes will be resolved in the state or federal courts located in Bexar County, Texas.

13. Changes

We may update these Terms by posting a new date, and may suspend or end access to the Services at any time.

14. Language

These Terms are also offered in Spanish for convenience; the English version prevails.
