Financing is poised to play an increasingly important role in housing development in Mexico. For those living in the United States who want to buy a property in Mexico, understanding this transformation can open up new opportunities to build wealth, invest, or prepare to return to the country.
On September 24 and 25, 2026, the Mexican Banking Association (ABM) held the 12th Housing Finance Symposium under the theme “Driving Housing Finance Forward, Building the Future”.

The event brings together representatives from government authorities, housing organizations, commercial banks, and development banks, as well as national and international experts, to analyze the main challenges and opportunities in Mexico’s mortgage market. The first day is being held in a hybrid format at the Club de Banqueros de México, while the second day features online activities.
For Mexico Mortgage Hub, there is also an especially important takeaway: as Mexico’s mortgage market evolves, the need is growing for solutions that serve an increasingly global market, including Mexicans living in the United States or Canada and international buyers interested in purchasing a home in Mexico.
Mortgage lending in Mexico is beginning to pick up
One of the most significant developments surrounding the Symposium is the recovery beginning to take shape in mortgage financing.
During the first half of 2026, approximately 243,400 mortgage loans were reported across private banks and public agencies, representing an investment of nearly 291,400 million pesos. At the same time, private banks allocated around 53,000 million pesos to financing housing projects.
In the individual banking segment, approximately 53,500 mortgage loans totaling nearly 135,000 million pesos are estimated to have been issued during the same period, compared with around 129,000 million during the same period the previous year.
Another particularly relevant indicator is the cost of financing.
According to information shared ahead of the Symposium by Gonzalo Palafox Rebollar, coordinator of the ABM Mortgage Credit Committee and director of Mortgage Credit at Banamex, the average bank lending rate was around 9.99%, falling back below the 10% mark.
The forecast for the end of 2026 is between 115,000 and 120,000 bank mortgages, totaling approximately 265,000 to 270,000 million pesos. This represents a significant recovery, although it remains below the nearly 150,000 mortgages seen in 2021.

The challenge is no longer simply lending money
One of the key reflections surrounding the 2026 Symposium is particularly important:
It’s not enough for mortgage credit to be available. There must also be homes on the market that are well located and priced within buyers’ reach.
Mexico faces challenges related to land availability, land costs, construction materials, regulations, permitting, infrastructure, and insufficient new housing production.
That is why the discussion about financing can no longer focus solely on interest rates or loan terms. The real challenge requires connecting the entire value chain: land, development, construction, infrastructure, financing, and buyers.
The Symposium program specifically includes discussions about national housing agencies, affordable housing production, developers, construction, land availability, and growth in mortgage lending. Participants in this conversation include institutions such as Infonavit, Fovissste, Sedatu, Canadevi, and representatives from the construction industry and financial sector.
The future of mortgages must also be cross-border
If one of the sector’s main goals is to expand access to home financing, there is an opportunity to better serve cross-border buyers.
A Mexican who has spent years working in Houston, Dallas, Los Angeles, Chicago, or Miami may have job stability, the ability to make payments, and a strong financial history, even if that income was not earned in Mexico.
Similarly, a U.S. or Canadian citizen may find an attractive real estate opportunity in Mexico, but needs to understand matters such as financing, trusts in restricted zones, appraisals, documentation, notary procedures, and each lender’s requirements.
The evolution of the mortgage market should make it possible to turn this international financial capacity into effective access to housing in Mexico.
Mexico Mortgage Hub: connecting international income with properties in Mexico
That is precisely one of the reasons Mexico Mortgage Hub exists.
Our ecosystem is designed to help international buyers and Mexicans living abroad identify financing options for purchasing a property in Mexico.
Through partnerships with institutions and mortgage specialists, we offer different programs that may accommodate applicants with ties to the United States, depending on the product, residency, income verification, credit history, and property details.
Mexico Mortgage Hub currently offers options such as conventional mortgages, programs for international buyers, and solutions in U.S. dollars, allowing you to compare different possibilities in one ecosystem.
Some products in our portfolio even accommodate Mexicans residing in the United States and foreign buyers, including options whose requirements may differ from those of a traditional bank mortgage.
This is especially relevant because there is no one-size-fits-all mortgage.
The best option will depend on factors such as country of residence, nationality, type of income, immigration status, down payment, property value and location, desired loan term, and financial capacity.
